to a side lobby with the Central heating boiler and on to the very useful utility room with
a washer, dryer and to a very smart newly refurbished bathroom with loo, basin and bath with overhead shower.
A second sitting room with television/DVD for children or 4th bedroom with a 4'6" sofa bed
also adjoins the lobby. The attractive recently fitted kitchen in turquoise blue, with
a breakfast area, is very well equipped and has a dark blue Aga for cooking as well as
a multi purpose microwave, dishwasher and fridge and plenty of cupboards. Stairs from the
kitchen lead to the three bedrooms - a large main bedroom with 5' bed and small sitting
alcove overlooking the creek, two twin bedrooms, one again with lovely water views, and a
good shower room (power shower), vanitory basin, and loo. All linen but not towels are

The south east facing very private terrace at the front is a perfect spot for barbecues and al fresco dining, there is also a large terraced garden offering lovely water views at the back of the house accessed from the lobby and kitchen back door. Across the lane is a boathouse and useful slipway and quay for launching your own boat on a high tide, a very special feature in this waterside village. Parking is normally available at the roadside just below the house.
