Trevean is a lovely, light, and spacious family home in the sought-after village of Mawnan-Smith on the North side of the Helford River. This detached Victorian house, with enclosed garden and ample parking, is minutes walk from the beaches of the Helford and a bustling local village, and offers the perfect Cornish family holiday.

A traditional glazed porch, ideal for boots and macs, leads into a hallway with additional hanging space in a characterful alcove. To the left is a cosy, wall-papered sitting room, looking out onto the garden, with two sofas and a large plasma screen TV and DVD player. Beyond is a large, sunny dining room with a warming rayburn, huge antique mirror, piano, and original Victorian tiled floor, with French doors leading to the garden.

A glazed folding door leads to a superb modern kitchen, with white designer units with wood and granite tops, and a slate floor. It is fully equipped with a large rangemaster hob and oven, dishwasher and under-counter fridge. Bright red stools tucked under the breakfast bar, an eye-catching painting and an unusual panelled ceiling with spotlights combine to create a really special kitchen. There is a utility room attached, with washer and tumble dryer, and a huge American style fridge. Also on the ground floor is a small
double bedroom with loo and shower room adjacent.

 

 

Upstairs, the light- filled landing leads to two single bedrooms, decorated as childrenfs rooms, one with a pull-out bed to sleep an extra small person. Beyond is a comfortable double room decorated in restful cream colours, with views over the garden. There is a good family bathroom with bath and separate shower, and another room for the loo just next door.

Outside is a good-sized lawn with a barbeque and plenty of garden furniture, creating a perfect outdoor extension to the dining room on a sunny evening. A small gate to the right of the main driveway opens on to the quiet road, and then round the corner to the footpath to Cow beach, just ten minutes walk. In the other direction is the centre of Mawnan-Smith village, three minutes walk, where there is an excellent pub serving nice pub-style food as well as good value takeaways, a well-stocked Spar shop selling local produce, Guiseppes Italian restaurant, and even a hairdresser!

Trevean is ideal for garden lovers, as Carwinnion gardens, with its award-winning cream teas, are seconds from the house, and the beautiful Glendurgan and Trebah gardens are both 2 minutes drive, or 15-20 minutes walk away.

In addition to the Helford River beaches below the house, the famous Falmouth beaches are also very near. Maenporth beach is large, pretty, and practical, as you can drive straight to it, and park right in front of the beach. There is also a nationally renowned restaurant here, with great views, called The Cove. Maenporth is just a mile from the house; about 5 minutes drive, and the beaches and historic town of Falmouth are another 2 miles on.

The (very friendly) owner of the property lives next door, and is on hand to offer advice on local attractions, arrange babysitting,etc. As a fishmonger, she also offers classes in the preparation and cooking of fish, as well as offering to cook you a special fish supper in your own kitchen if you just canft be bothered to lift a finger!
